Staining to the ceiling of the rear ground-floor room, approximately 40cm across, damp to the touch and not present at attendance 0146. Photographed. Bathroom directly above; no visible leak at the trap, but the seal at the bath edge has failed on the wall side.
Action taken: Water isolated at the bathroom stopcock. Owner called from the property at 09:34. Plumber attending Thursday, owner approved.
What the checklist covers
Water: all visible pipework, under every sink, behind the WCs, the boiler and its pressure, stopcock condition, any sign of damp not present at the previous visit. Security: every external door and window, alarm state on entry and exit, any sign of attempted entry, post accumulating visibly through the letterbox. Heating and power: thermostat setting and actual internal temperature, consumer unit, any tripped circuits, fridge and freezer where left running. Fabric: ceilings and cornices, window frames, any new cracking. Grounds where applicable: gutters, gates, external lighting.
Everything is photographed, whether or not it is a problem. The photographs of nothing being wrong are the ones that matter at claim time.
