Why this matters
An empty house is an insurance problem before it is anything else.
Many home and landlord policies restrict cover once a property has been unoccupied for around thirty consecutive days.
The specialist policies that replace them usually require inspections at set intervals — commonly every 7, 14 or 30 days — and a dated record of each one. That record is what we produce. Which means a scheduled visit is not a convenience you can talk yourself out of in a quiet month. It is a condition of your cover.
Services
Nine things, done properly. Nothing else.
We are custodians, not a concierge. We do not run errands and we do not clean. We hold keys, attend on schedule, admit the people you have authorised, and write down exactly what happened.
Property Custodianship
One vetted keyholder holding your keys and checking your home on a set schedule, with a documented report after every visit.
Key Holding & Emergency Access
Secure, documented key storage for approved access and emergencies, released only against a named authorisation.
Away-from-Home Property Checks
Regular inspections for empty London homes, at the interval your insurer requires.
Contractor & Cleaner Supervision
Oversight when tradespeople or service providers need access, with the work photographed.
Arrival & Transfer Support
Home prepared, heated and lit before you land. Airport collection arranged through licensed partners.
Vacant & Seasonal Management
Winterisation, monitoring through the void, and reopening when you return.
Renovation & Works Oversight
On-site presence during refurbishment, with progress photographed and scope held to.
Pre-Arrival Stocking & Housekeeping
Cleaning, fresh linen and groceries coordinated for your arrival.
Mail & Household Administration
Post collected, scanned and forwarded. Utilities and deliveries handled.
How it works
Three steps, and you meet us before we hold anything.
Introductory call
Fifteen minutes. We discuss the property, you review our references, and we agree what oversight it actually needs.
Survey & agreement
We visit, document the property’s condition, and put scope, access, timing and price in writing before a single key changes hands.
Ongoing custodianship
Your home checked on schedule by the same person, with a photographed report after every visit and a direct line when you need it.
Proof, not adjectives
Most of this industry asks to be trusted. We would rather show you.
Read a complete visit report before you speak to us — the same document our clients receive, with the property details removed.
Areas
Prime central and west London.
We keep our coverage deliberately tight. A custodian who can reach your property quickly is worth more than one who covers the whole city.
Also serving Marylebone, Fitzrovia, St John’s Wood, Hampstead, West Hampstead and Notting Hill by arrangement. See all areas.
Clients
What owners say.
Replace with a real quote from a client who has given written consent to publish, with the attribution they are happy with.
Two or three sentences carry more weight than a paragraph. Specific detail — what was noticed, what was prevented — beats praise.
If none are available yet, remove this section and state that references are available on request.
Next step
Start with a conversation, not a contract.
A fifteen-minute introductory call. We talk through the property, you see our references, and we tell you plainly whether we are the right fit.
