Property Custodianship
One vetted keyholder holding your keys and checking your home on a set schedule, with a documented report after every visit.
Key Holding and Emergency Access
Secure, documented key storage for approved access and emergencies, released only against a named authorisation.
Away-from-Home Property Checks
Regular inspections for empty London homes, at the interval your insurer requires.
Contractor and Cleaner Supervision
Oversight when tradespeople or service providers need access, with the work photographed.
Arrival and Transfer Support
Home prepared, heated and lit before you land. Airport collection arranged through licensed partners.
Vacant and Seasonal Management
Winterisation, monitoring through the void, and reopening when you return.
Renovation and Works Oversight
On-site presence during refurbishment, with progress photographed and scope held to.
Pre-Arrival Stocking and Housekeeping
Cleaning, fresh linen and groceries coordinated for your arrival.
Mail and Household Administration
Post collected, scanned and forwarded. Utilities and deliveries handled.
What we will not do
We do not clean, and we do not run errands. Custodianship depends on being a small, consistent, accountable presence rather than a general pair of hands. We will coordinate a cleaner, supervise one and check the work, but we will not do the cleaning.
Everything is on a retainer
The value is in the pattern, not the visit. An insurer wants an unbroken interval; a property wants consistent eyes that notice what changed since last time. Ad hoc visits give you neither, and cost more per attendance.
